In short

A grand old Lisbon address where the staff, the breakfast and the location do the heavy lifting.

Best for / Tips to get it right

Best for

  • Couples on a city break: the location is named in 63 percent of reviews, so you can leave the room after breakfast and be on the Baixa grid in two minutes.
  • Travellers who care about breakfast: 57 percent of the reviews we read mention it, and one guest notes the team made dairy free eggs separately when the buffet could not accommodate them.
  • Long stays: a guest who spent 29 nights here wrote they did not want to leave, and the staff mentions come up in 55 percent of the sample.
  • People travelling without a car: central Lisbon does not want more cars, and this address puts Rossio, Chiado and the tram lines within walking distance.
  • Anyone who wants dinner and a drink without leaving the building: the restaurant and bar come up in 6 reviews, including the evening piano.

Tips to get it right

  • Ask for an interior room if you are sensitive to street noise. Rua 1 de Dezembro is a busy central street.
  • Check whether your rate includes breakfast when you book, since not every fare at the hotel folds it in.
  • If an evening piano in the salon is part of the appeal, ask at reception what nights it plays during your stay.
  • Book direct on the hotel website if you want to see what room categories and upgrades are actually available, one guest was upgraded this way.

Why this one

Avenida Palace sits on Rua 1 de Dezembro, in the flat grid between Rossio and Restauradores, and that single fact explains most of its reviews. In our sample of 49 Google reviews, 31 mention the location. That is 63 percent of everything we read. Guests write things like "It is located in the center of Lisbon downtown" and then list what they walked to. The second thing that shows up again and again is the breakfast. 28 of 49 reviews bring it up, which is 57 percent. One guest calls it "delicious", another writes "excellent with a great selection", a third notes that the team made dairy free scrambled eggs on request when the buffet version usually contains milk. In a city where a decent cafe breakfast is never far away, a hotel that holds its own on this front is doing something right. Staff comes in third with 27 mentions, 55 percent. The compliments are specific. Attentive. Friendly. Knowledgeable. One guest who stayed 29 days wrote that they did not want to leave. The restaurant and bar appear in 6 reviews, one of which suggests stopping for a drink before dinner to listen to the pianist. Cleanliness and room size come up less often, but when they do, they come with phrases like "spacious", "immaculate" and "incredibly comfortable".

What guests keep saying

Based on 49 guest reviews read in full19 September 2026

Read 49 reviews and a pattern jumps out fast. Location first (31 mentions, 63 percent), breakfast second (28, 57 percent), staff third (27, 55 percent). People do not agonise over this hotel. They say it is central, they say the breakfast is genuinely good, and they come back to the staff by name in their heads even if we will not print those names. The smaller signals matter too. Room size gets 4 mentions, cleanliness 5, value for money 4. Those are small numbers, but the phrasing behind them is warm. "Very spacious room exceeded our expectations." "Rooms were clean and incredibly comfortable." "For how wonderful he made us feel, it's worth returning." A hotel that scores above 4.5 on Google across more than a thousand reviews is not doing this by accident.

The bit the hotel does not tell you

Two practical threads come out of the reviews that the hotel's own website will not tell you. First, the breakfast team adapts. One guest who cannot eat dairy asked for scrambled eggs without milk and got them made separately, which is not standard at a buffet. Second, the building is old and guests read that as character, not as a defect. "Although it was an older hotel, it felt classy and formal rather than inconvenient", one wrote. If you book directly on the hotel's website, at least one guest reported getting a room upgrade that way. Worth trying.

Persona 01

Couples on a getaway

Marta and Joao, late 30s, three nights in Lisbon without the kids

Avenida Palace puts them on Rua 1 de Dezembro, two minutes from Rossio, so dinner and an evening walk are covered. The evening piano in the salon gives them a reason to come back to the hotel instead of staying out.
